Affordable housing included in new development in Smiths Falls
A to-be-developed apartment complex in Smiths Falls now has affordable housing as part of its plan.
The Settlers Square Development is planned to have 110 units and will be located at 260 Brockville Street in Smiths Falls.
During Tuesday night’s remote Committee of the Whole Meeting, the proposal was brought before council once again, this time with the inclusion of potentially adding affordable housing units.
While discussing the proposal, the town’s Senior Planner, Karle Grenke, drew attention to how J. Blackburn Construction’s plan fell in line with the town’s goals.
“I’d also like to acknowledge the work of the developers on this file, and their openness and flexibility to explore affordable housing components in what has become a complex, but also extremely collaborative, planning process,” said Grenke. “We feel the site plan and associated agreements will enable a development that is consistent with our planning policies, is appropriate in the community, and also helps advances the priorities outlined in the strategic plan.”
At the council meeting following Comittee of the Whole, the town passed a bylaw authorizing the execution of an affordable housing agreement with J Blackburn Construction. It would include 4 residential units, with affordability defined as 80% of the market rate for a one bedroom apartment. The affordability agreement will remain in effect for 20 years.
